Rev 0 Scope of Works - Kilburn - Shop - Restaurant Fit Out
Scope of Works To be read in conjunction with drawings. Drawings not to scale, use figured dimensions. The contractor must rely on his own site survey and dimensions. Tender Costs
The contractor is to limit noisy works to normal working hours.
Description of Works: To demolish the old two storey rear extension including the staircase and create a new two storey rear extension. Upper storey to accommodate male / female toliets upstairs plus access/egress to the upper flats. Ground floor extension to accommodate extension to the existing restaurant by demolishing the old toilet/storage/preparation areas and by installing new steel columns and beams creating an open plan area area housing a new DDA toilet, new waste bin storage, new staircase. Works to also include opening up/clearance to existing basement area, removing existing toilets opening and creating new staircase to this new area sand/cement render/wall tanking creating the new restaurant preparation area and new services within. Works to include new wall/ceiling/floor finishes throughout; installation of new fire/smoke/alarm life safety systems.
Phasing of works: these works are to be undertaken over two phases 1) to create the basement preparation upper floor areas and structural works first; 2) ground and upper floors 2nd fix as the next phase. (Suggestions to the phasing of this project to assist the client in keeping the establishment open will be welcomed and taken on board).

Important note: All works to comply with statutory requirements, standard accepted UK standards and practices and with manufacturer and trade association recommendations.
Preliminaries
1.00 The contractor is to supply all plant, scaffolding/access towers/hoists/lifting equipment/ ramps/ladders, small plant, hoardings, transformers, generators, fencing, temporary lighting/lighting strings, temporary site heaters and site facilities.
2.00 Management - the contractor is to supply a site supervisor and project manager to manage the project from start on site to completion. The site supervisor is to be site based. The contractor is to also provide a permanent site labourer responsible for general labouring duties.
3.00 All refuse/rubbish/debris pertaining to the project is to be removed off site into skips provided by the contractor.
4.00 All sub-contract trades are to use skips.
5.00 Warning and Health and Safety signage - to be provide and displayed by contractor.
6.00 Insurance - the contractor is to supply an up to date validated copy of his insurance certificates. All risks and third party.
7.00 Design - designs carried out under the auspices of the main contractor to be covered by contractors PI insurance - certificates to be supplied. (to include:- Mechanical, Electrical, Security, IT cabling, Hoist/Lifts, Front Facade).
8.00 The both staircases to the first/upper floors should be protected from damage and dust during the project programme.
9.00 The site area is to be locked off after hours - this is a site with residents on the upper floors so the contractor should be mindful of ingress of the site be members of the public. All contractors equipment should be safely locked away.
10.00 The contractor is to produce a works programme on request by the project manager.
11.00 Building Control - the contractor is to obtain and pay the fee for full building control approval including phased site works inspections and sign-off.
12.00 Produce full as-builts and O&M manuals on completion of the project.
12.05 Comply with CDM requirements and produce, Risk Assessments, Method Statements and Safety File/Information in conjunction with O&M manuals as well as displaying F10 as statutorily required.
12.06 The contractor will need to make his own parking arrangements.

Demolition/Strip Out
12.10 Safely and in a phased manner to retain business operations, disconnect/shut-off all existing ME&P site services ready for re-siting, strip-out/removal or re-connection.
12.20 Breaking up, strip out and demolition of existing external rear extension concrete and timber floors, walls both storeys, including ceilings, existing roof areas to first and second floors, plus removal of internal walls/partitions separating WC / preparation area.
